Industrial & distribution centers
Large footprints, long fence lines and truck traffic. Sightlines kept clear, detention areas managed, and lots cleared early enough that inbound freight is never the problem.
Your complete commercial landscape partner
Design, build and maintain, from one partner. Installation statewide across West Virginia; contracted maintenance on routes from Huntington to White Sulphur Springs — with every service delivered in-house.
Why managers move to us
They are priced by the visit instead of the outcome, they change crews every few weeks, and nobody owns the parts of the property that fall between mowing and landscaping.
Valley Gardens was built the other way around. We scope a property once, in writing, and then we are accountable for how it looks — turf, beds, trees, irrigation, hardscape and winter access. We control delivery time and work quality by providing all services in-house, so there is no subcontractor to blame and no gap for work to disappear into.
It is the reason our work skews toward properties where the grounds protect long-term asset value: distribution centers, corporate campuses, medical facilities, retail developments, multifamily communities and institutional sites.
Every line of work, its frequency and its cost, set out before you sign — so your budget and your expectations are the same document.
Service on a set rotation your tenants and staff can plan around, with seasonal adjustments flagged in advance rather than after the fact.
Mowing, horticulture, irrigation repair, plant replacement, mulch, hardscape and lighting installation, and snow — consolidated instead of chased across four vendors.
A licensed Professional Landscape Architect and LEED AP in-house — whose portfolio spans civic, institutional and hospitality landscapes — so a tired entrance or a failing bed gets redesigned, rebuilt and lit properly rather than patched again.
Client profile
Different sites, different constraints, one accountable partner. Scope is written to the property rather than pulled off a shelf.
Large footprints, long fence lines and truck traffic. Sightlines kept clear, detention areas managed, and lots cleared early enough that inbound freight is never the problem.
Secured perimeters, escorted or badged access, vegetation managed to spec around generators, transformers and fence lines — and a crew that works to a schedule rather than turning up unannounced.
Entrances, parking islands and courtyards held to a standard that matches the lobby, with service timed around business hours.
Hospitals, clinics, schools, churches and public buildings, where safe access and clean presentation are not negotiable and disruption has to be planned around.
High-traffic, high-visibility sites with tight sightline requirements, seasonal rotations at entrances, and lots that have to be clear before the doors open.
Common areas, entrance monuments and streetscapes maintained to a documented standard, with a single point of contact for the board or the management company.
Scope of work
Assembled to fit the property. Not every site needs every line — the point is that all of it comes from the same in-house crew list.
Snow & ice management
A commercial property with an unplowed lot is a closed property — and a liability question. Snow is the service where being local matters most.
Snow can be handled two ways. A seasonal agreement puts your property on our routes with priorities agreed in advance, and existing commercial customers without a snow contract can call us for service on demand. Either way, lots, drive aisles, walks and entrances are handled together, because a cleared lot with an icy doorway is not a cleared property.
Seasonal agreements
Getting started
We meet you on the property, measure what needs measuring, and note the problems you have inherited as well as the ones you have raised.
Scope, frequency and seasonal cost, laid out plainly. Where a redesign would fix a recurring problem, we price that separately so you can decide.
A clean start: catch-up work to bring the property to standard before the regular rotation begins, so month one is not spent apologizing.
A contact for each commercial client, service on schedule, and a heads-up when something on the property needs a decision from you.

Common questions
If your question is not here, call and ask it — you will reach someone who can answer without escalating.
Yes. Multi-site portfolios are common for us — branches, clinics, retail locations. One agreement, one invoice arrangement, one contact, and a consistent standard so every site looks like it belongs to the same organization.
Valley Gardens holds West Virginia Contractor’s License #WV011070, is a West Virginia Licensed Pesticide Application Business, #2101, and holds Certificate of Authorization #65 from the West Virginia State Board of Landscape Architects — the firm registered to practice landscape architecture, not only an individual on staff. We are fully insured and used to vendor onboarding paperwork and certificate-of-insurance requests.
Maintenance is normally quoted as a seasonal or annual program built from a written scope, so your cost is predictable rather than visit-by-visit. Installation, design and repair work is quoted per project. Snow can be seasonal or per-event, whichever suits your budgeting.
Usually, yes. Most commercial grounds contracts renew on a seasonal cycle, and the useful time to walk a property and price it properly is well before that date — not the week it expires. A site assessment costs you nothing and gives you a benchmark either way.
That is one of the reasons clients consolidate with us. Jason Testman is a licensed Professional Landscape Architect, so we can take a property from drawn plans through installation and then maintain what we built — without handing it between firms.
Installation, design and construction: anywhere in West Virginia. Project work travels, and we quote builds across the state.
Maintenance and snow contracts run on routes from our two bases, covering Kanawha, Putnam, Cabell, Wayne, Mason, Jackson, Lincoln, Boone and Greenbrier counties — Charleston, Cross Lanes, Dunbar, Montgomery, Nitro, Sissonville, South Charleston, St. Albans, Buffalo, Hurricane, Poca, Scott Depot, Teays Valley, Winfield, Barboursville, Huntington, Milton, Ceredo, Kenova, Apple Grove, Ravenswood, Ripley, Alum Creek, Hamlin, Harts, Danville, Madison, Lewisburg, Ronceverte and White Sulphur Springs, and nearby areas. Just outside that footprint, ask anyway; nearby contracts are often still workable.
Next step
Tell us the property type and what is not working. We will walk the site and put a written scope and price in front of you — no obligation, and no pressure to switch mid-season.
